Which costs belong in your project budget?
- Purchase and rehab. Use the contract price and a written scope, including materials, labor, permits and contingency.
- After-repair value. Use supported comparable sales and account for the planned finish level. A projected value is not a completed appraisal.
- Holding period and costs. Include construction and sale time. Enter taxes, insurance, utilities, association dues and maintenance without double-counting interest.
- Financing and exit costs. Enter dollar totals for broker or lender charges, title, escrow, appraisal, draw fees, commissions, concessions and exit charges.
How should you interpret the loan and cash estimates?
Loan sizing uses the lower of your cost-based and value-based caps. The model assumes the full loan is outstanding throughout the hold, so a staged rehab draw schedule may produce a different interest cost. It assumes fees and interest are paid in cash. Actual commitments, funding schedules and cash-to-close amounts come from lender documents.
Total project cost includes purchase, rehab, acquisition charges, carrying costs, interest and selling costs. Estimated sale surplus is your after-repair value minus that total. Cash contributed through the hold is a separate liquidity measure and excludes selling costs paid from the sale. Add any lender reserves and draw float separately.
What changes when the exit is a DSCR refinance?
The modeled sale result does not apply to a refinance exit. Confirm the completed value, lease income, seasoning, reserves and new loan costs before committing to the bridge. Read how DSCR loans work and the hard money to DSCR refinance guide, then send the full scenario for a program review.
What do investors ask about the calculator?
How does this fix-and-flip calculator size the loan?
It uses the lower of two amounts: purchase plus rehab multiplied by your loan-to-cost cap, or after-repair value multiplied by your loan-to-ARV cap. Enter both caps as decimal ratios from your own proposed terms. Actual financing also depends on underwriting, the appraisal and the draw structure.
Why is the interest assumption blank?
This calculator does not publish or recommend an interest rate. Enter the annual rate from your own quote in percent units. The calculation waits until every input is supplied; blank fields are not treated as zero.
Does the cash result tell me how much to bring to closing?
No. It estimates your total contribution through the hold after modeled loan proceeds, including acquisition costs, carrying costs and interest. Closing cash and peak liquidity depend on rehab holdbacks, draw timing, financed charges, lender reserves and overruns. Confirm those separately with the financing provider.
Is the estimated sale surplus guaranteed?
No. It assumes a sale at your entered after-repair value, deducts the costs you entered and excludes income taxes. Higher costs, delays or a lower sale price can reduce the surplus or create a loss. Loan principal is funding rather than profit and is not deducted twice.
Can I use this for a bridge-to-rental exit?
Use it to assess acquisition, rehab and carrying costs. The sale surplus assumes a sale and does not model a refinance. For a rental exit, separately review lease income, the completed appraisal, DSCR qualification, reserves and refinance closing costs with the proposed takeout lender.
