What is the BRRRR method?
BRRRR stands for buy, rehab, rent, refinance, repeat. You buy a property with short-term hard money, renovate it to a rentable standard, lease it out, then refinance into a long-term DSCR loan qualified on the rent, and use the proceeds to fund the next purchase.
Each step has to work for the cycle to repeat. The purchase has to leave equity, the renovation has to be disciplined, the lease has to support the refinance, and the refinance has to return enough capital for the next deal.
Why can hard money fit the buy and rehab stages?
The buy and rehab stages need a lender willing to finance a property that is not yet rentable. That is exactly what short-term hard money does: it funds the acquisition and the renovation through a draw schedule, sized against the projected after-repair value. See fix-and-flip loans and the rehab draw schedule guide.
The renovation is the pivot point. A BRRRR property is renovated to be a durable rental, not just to sell. Finishes should be tenant-friendly and low-maintenance, and the work should be built to pass inspection and support the rent you need.
How does the refinance repay the short-term loan?
Once the property is renovated and leased, the hard money loan is replaced by a long-term DSCR loan qualified on the rent. The rent has to cover the new payment, and lenders apply seasoning rules before they use a new appraised value. See hard money to DSCR refinance for the mechanics.
The refinance is also where the cycle either funds itself or stalls. A refinance may return capital if the property, rent, equity and borrower meet lender requirements; proceeds are not assured. Compare supported rent against the full proposed payment using the DSCR exit guide, and budget the renovation and holding period with the fix-and-flip calculator.
What should you check in a BRRRR deal?
- Buy on a conservative after-repair value; overpaying breaks the whole cycle.
- Renovate for the rent, not just for the sale price.
- Test the post-renovation rent against the refinance payment before you buy.
- Budget carrying costs for the months the property is being renovated and leased.
- Keep reserves, because one delay can stall the entire plan.
How can a broker help compare your options?
Because BRRRR spans a hard money loan and a DSCR refinance, the two lenders have to line up. Hard Money Loan is a Loan Daddy LLC brand, and Loan Daddy LLC is a mortgage broker, not a lender. We arrange and shop both stages from wholesale lenders and plan the handoff from day one. Send the property and the plan through the application.
What questions do investors ask?
What does BRRRR stand for?
Buy, rehab, rent, refinance, repeat. It is a cycle for building a rental portfolio using short-term money first and long-term DSCR financing at the refinance.
Can I use hard money for BRRRR?
Yes. Hard money typically funds the buy and rehab stages, and a DSCR loan takes over at the refinance.
How much do I need to bring to a BRRRR deal?
It depends on the lender and the deal, but hard money generally requires some borrower funds, and the refinance requires equity in the finished property.
